
Planning Application
The Planning Application stage (RIBA Stage 3) develops the concept design into a coordinated proposal suitable for submission to the local planning authority. The appropriate planning route will depend on the project and may involve a pre-application enquiry, outline application or full planning application.
We refine the design with you and prepare the necessary drawings and supporting information, which can include site plans, floor plans, elevations, sections, 3D views and a Design & Access Statement. Where required, we also coordinate relevant input from specialists such as ecologists, tree consultants and surveyors.
Once the application is ready, we submit and monitor it on your behalf, liaising with the planning officer and responding to queries as the application progresses towards a decision. The precise level of work varies depending on the complexity and sensitivity of the proposal; for more challenging sites, a pre-application enquiry can be a useful first step to obtain feedback from the authority before committing to a full application.
