Contract Administration

Once a contract sum has been agreed, a building contract will be signed. In most typical building contracts, a Contract Administrator is required to administer the contract, helping to ensure the build is on time and on budget. Having this professional, experienced role on your side for a self-build project minimises the significant risks of something going wrong.

 

The role of the Contract Administrator:

  • Inviting and processing tenders or negotiations

  • Preparing contract documents for execution

  • Ensuring fixed price contract is being adhered to

  • Issuing instructions such as variations, or making good defects.

  • Resolving any disputes that might arise

  • Preparing and issuing construction progress reports.

  • Ensuring the building is being built as per the contract drawings and schedules

  • Ensuring any variations are properly priced and agreed by both parties before issuing variation orders.

  • Issuing payment and completion certificates to the contractor stating how much is owed at interim stages and at practical and final completion

  • Handling snagging issues with the contractor
